COLLIERS International Southeast Europe will continually work towards unifying and improving the professionalism of its real estate associates and establishing and maintaining a common feeling of belonging to a profession. To enhance the aforementioned process all COLLIERS Realtor Associates will adhere to the following Code of Ethics, which will be a subject to on-going development:
Preamble:
COLLIERS Realtor Associate must maintain and improve the standards of his profession and share with his fellow-Realtors a common responsibility for the integrity and honor of the profession, so that the term Realtor Associate means competency, fairness and high integrity resulting from adherence to a lofty ideal of moral conduct in business relations. No inducement of profit and no instruction from clients ever can justify departure from this ideal.
In the interpretation of his obligation, a Realtor Associate can take no safer guide than that which has been handed down through centuries, embodied in the Golden Rule: "Whatsoever you would like men to do to you, do the same to them".
Accepting this standard as his own, every Realtor Associate pledges himself to observe its spirit in all of his activities and to conduct his business in accordance with the tenets set forth below.

Article 1:
In justice to those who place their interests in his care, the Realtor Associate should endeavor always to be informed regarding laws, proposed legislation, governmental regulations, public policies and current market conditions in order to be in a position to advise his clients properly.

Article 2:
It is the duty of the Realtor Associate to protect the public against fraud, misinterpretation, and unethical practices in real estate transactions. He should endeavor to eliminate any practices which could be damaging to the public or bring discredit to the real estate profession.

Article 3:
The Realtor Associate should seek no unfair advantage over other Realtor Associates and should conduct his business so as to avoid controversies with other Realtor Associates.

Article 4:
In accepting employment as an agent, the Realtor Associate pledges himself to protect and promote the interests of the client. This obligation of absolute fidelity to the client's interests is primary, but it does not relieve the Realtor Associate of the obligation to treat fairly all parties to the transaction.

Article 5:
The Realtor Associate shall avoid exaggeration, misinterpretation, or concealment of pertinent facts. He has an affirmative obligation to discover adverse factors that a reasonably competent and diligent investigation would disclose.

Article 6:
A Realtor Associate is expected to provide a level of competent service and shall not undertake to provide specialized professional services concerning a type of property or service that is outside his field of competence unless he engages the assistance of one who is competent on such type of property or services, or unless the facts are fully disclosed to the client.

Article 7:
The Realtor Associate shall not directly, or indirectly, render services to, or associate with, another Real Estate Company, or independent agent, without the prior consent of COLLIERS International. Further on, any and all COLLIERS Continental Realtor Associates work exclusively for COLLIERS International.
